Some homeowners are unaware that water from their air conditioner can cause extensive damage to their home. An air conditioner cools and dehumidifies the home. The dehumidifying occurs when the moisture-laden air in the home passes through the evaporator or cooling coil. The moisture condenses on the cold coil and drips into the evaporator drip pan. A drain line carries the water to the sewer. This line may be rubber, metal or plastic.

Algae Grows in Warm, Stagnant Water

This works fine, unless the drain line becomes plugged. The opening into the drain line or the drain line itself can become clogged with rust, debris or algae. Algae tends to grow in warm, stagnant water. When the drain line is plugged, the water will overflow the drip pan and spread to the surrounding area. The drip pan is usually about one inch deep and overflows quickly.

Many cooling coils are located in the air plenum of the furnace in the basement. If the floor in the furnace room is concrete that slopes toward a floor drain, there is no serious problem. The overflow will run out the drain. In the absence of a floor drain, the water could spread over the whole basement and ruin carpet or floor covering.

Many Air Conditioner Air Handlers Are in Attics

With the cooling coil located in the furnace, the furnace fan circulates the cooled air throughout the home. In the absence of a furnace, an air handler unit containing a fan is used to circulate the air. To save space, it is often installed in the attic. In this situation, a plugged drain line would result in costly damage to attic insulation and to the ceiling. If repair is not immediate, floors and carpet would also be damaged.

Some homes, especially in warmer climates like that of Palm Beach county, have a combination heating and air conditioning unit located outdoors. The fan or air handler is located inside the unit. A plugged evaporator pan drain line would not cause damage inside the home, but the leakage is undesirable. It would create a wet area around the unit. Water accumulation inside the unit will cause rusting, and bacteria and spores from mold and algae will be circulated throughout the home. This can cause respiratory diseases and poor indoor air quality.

Window Air Conditioners are Not Immune to Plugged Drains

Window air conditioners can have the same problem. Their drip pans and drain lines need the same treatment as a central air conditioner in spite of its location, size, and installation. Although the pan overflow may not drain into the home, bacteria and mold spores can be circulated into the home as the air is pulled in through the A/C unit.

Regular Maintenance Can Largely Prevent Drip Pan Problems

Cleaning the drip pan and drain regularly is a good idea. Before opening the cover of the evaporator coil, always shut off the main power supply to the unit. Do not rely on the interlock switch on the door. Pour water down the drain. If it runs out slowly, the drain is partially plugged. Clean any debris from the pan. A liquid algaecide may be used for cleaning, but a strong solution of laundry bleach is highly effective for cleaning the pan and drain line. After cleaning, flush thoroughly with water. Do not mix bleach with other cleaners, as toxic chlorine gas can be released. After a thorough cleaning, algaecide tablets can be placed in the pan to inhibit algae growth.

The drain line must slope all the way to the drain. A loop that would hold stagnant water encourages algae growth.

A dehumidifying pipe consists of a pipe filled with a refrigerant with a low boiling temperature. As hot air moves past the pipe it transfers heat to the coolant which boils and rises. At the other end of the system the coolant reaches a condensing area and releases the heat to the outside. After this process the refrigerant then cools off and moves back down the pipe and the process starts over.

Moisture is also removed with the heat and the central air conditioning system then has less work to do in cooling the air. The air that is delivered to the rooms is cooler and less humid resulting in a more comfortable environment. A dehumidifying pipe can remove up to 91 percent more moisture from the air than a system without one.

Another way of getting more cooling efficiency out of an A/C system in a humid region is to run the system to pre-cool the house in the morning when outside temperatures are low. If the house is well insulated it will be able to retain this cool air as the day gets hotter and the A/C system can be kept at a lower temperature. By using this method your A/C may be turned off during the peak of the heat of the day so that you may save, as well as conserve on your energy and costs.

Newer air conditioning systems with higher SEER energy efficiency ratings cost less to operate. To achieve a higher efficiency, manufacturers use thicker, more efficient metals in their air conditioners. Further, higher rated units generally have multiple compressors and larger coils. Most consumer guides recommend purchasing a system with a SEER of at least sixteen.

Additionally, air conditioning units degrade over time. An old unit which had a SEER of nine when it was first installed may currently be operating at a lower SEER. As the temperatures climb higher outdoors, folks everywhere are seeking refuge indoors thanks to their beloved air conditioning systems. Many more have forgotten about air conditioning’s humble beginnings, and the man who literally redefined what it meant to “be cool” back in 1902.

The summer of 1902 was another record-breaking scorcher all over the Eastern seaboard, but New Yorkers were hardest hit. Handfuls of citizens were falling ill each week due to heat stroke and dehydration. To be working indoors during this time, with industrial machinery cranking out even more heat inside buildings with little ventilation, was practically unbearable and even a death sentence for some. The week prior to July 17, 1902, seven people died from heat-related issues.

Air Conditioning Pioneer, Willis CarrierOn the second floor of a Brooklyn publishing building, the Consolidated Lithographing Corporation was busy creating the next issue of the humor magazine, Judge. The magazine featured whimsical images which had to be printed color by color, for instance, black one day and cyan the next and so on.

However, the heat and built-up humidity meant the ink wasn’t drying fast enough and the colors weren’t lining up properly. Also, the paper began to curl at the edges, making it difficult to feed into the printing press. Production would suffer from frequent delays because of these complications.

Enter Willis H. Carrier, a young engineer fresh from Cornell University and employee at Buffalo Forge Furnace Company who developed a solution to the company’s cooling problems: air conditioning.

While a far cry from the central air systems we know today, Carrier created the necessary foundation. He revolutionized a way to cool down workers and their heat-building machines by blowing air over cold water pumped from underground springs into the building. Production no longer had to suffer, and the concept of controlling temperature snowballed. Called “a Johnny Icicle planting the seeds of climate control all across America” by American Heritage Magazine, Willis H. Carrier had started a movement that took the world by storm and redefined the standards of home living.

History of Central Air Conditioning

  • 1903 – Carrier built a refrigeration unit to cool the water pipes faster.
  • 1911 – He released the Rational Psychometric Formulae, which became known as the “Magna Carta of Psychometrics” and the building blocks for modern air conditioning.
  • 1925 – The modern air conditioning system, featuring air blown through water instead frost-prone pipes, debuted at Broadway’s Rivoli Theatre.
  • 1955 – One in every 22 American homes had air conditioning.
  • 1960 – One in every five American homes now had air conditioning.
  • 2003 – During another sweltering summer, a blackout across the Northeastern U. S. reminds people how intolerable modern life would be without Carrier’s invention.
  • 2010 – Over 100 million American homes, 87 percent of the population, have air conditioning.
  • 2012 – The Brooklyn publishing building, where it all began 110 years ago, still remains without central air. Window units dot along the second floor of what is now rented studio space.

Many have even said that Willis Carrier paved the way for the Internet, since his air conditioning unit reduced dust and allowed for the construction of clean-rooms in computer and electronic companies. No one can argue that Carrier changed the nation, even the world, with his miraculous invention, yet scientists and ecologists are concerned that our dependency for air conditioning is unsustainable in the long run.
